Windows & Doors
Window and door frames will be made of aluminum lacquered white, with double-glazing unit coated with the stop-sol film. The double glazing unit with stop-sol ensures a thermal reduction of 20%, thereby reducing the costs of the air conditioning system by 35 %. Concealed mosquito nets will be provided; windows will have the swing door opening, meanwhile glass walls will be with sliding doors. As an option, one may also request folding doors and electrified opening/closing system.
Swimming Pool
The swimming pool will be of standard dimensions 10 m x 4 m, and a height of 1.6 m. It will be completely coated with a special resinous material; as an option, tile or mosaic finish can be chosen. The installation will be carried out with the use of special glue imported directly from Italy, and will be carried out by Italian staff. LED lamps with multicolor system will be installed, filtering system will be produced by the company Astralpool, oxygen or salt filtration system may be installed optionally.
Garden
The garden will be fully planted. Each land plot will be divided by an adequate hedge, and plants of medium size will be planted along the perimeter. Each garden will be designed in collaboration with a local gardener, who will suggest the best solutions for the terrain. The choice of plants can be effectuated in collaboration with our technical office.
Electrical System
The electrical system will be in conformity with high standards, under American and European norms. Both 110 V and 220 V sockets will be provided, to allow European and American users to use their own appliances, without having to use any reducers or transformers. Only imported products of the Italian company BITICINO will be installed. The electrical system will be divided to environments, so that maintenance works in different areas could be effectuated separately, without having to shut down the entire electrical network. Every appliance will be earthed and will have its own dedicated line. All the steps of assembly of the electrical system will be carried out by Italian technical staff, in collaboration with local assistants. Photovoltaic panels and 220 V inverter will be provided.
Water Supply System
Water supply system will be implemented using a multi-layer piping system in aluminum and polypropylene by HENCO, the pipe diameter will be not less than 20/16 mm. Each bathroom and kitchen will have its dedicated line and general closures, so as to be able to perform any maintenance without having to close all water inlets. The water heating system will be of the type A. The air conditioners will be of the INVERTER type, which will enable saving 50% of electric power costs. All the products and the materials used will be imported.
Floors
Floors will be covered with porcelain stoneware tiles in the finish of wood, cement or marble effect, imported from Italy. Floors will be laid with the use of suitable adhesives, on a smooth and dry cement subfloor, all works will be carried out by Italian staff. For exterior paving, local stone or flooring in synthetic agglomerate with the wood effect can be used. All 4 sides of the bathrooms will be coated in ceramic tiles, glass mosaic or the local stone coralline up to the minimal height of 200 mm.
